AHS Properties structures its off-plan payment plan around a 60/40 split: roughly 60% of the price is paid in installments during construction, including the initial down payment, with the remaining 40% due on handover. Some launches, including Casa Canal, have also been marketed with a 5/55/40 variant — a 5% booking deposit, 55% during construction and 40% on handover. AHS Properties prices start from around AED 18 million for penthouses at One Canal, with entry pricing at Casa Canal and Casa AHS from roughly AED 22–24 million for penthouses, rising well above AED 100 million for the largest sky mansions and sky palaces. A 4% Dubai Land Department (DLD) registration fee applies on top of the purchase price, in line with standard Dubai off-plan transactions.
AHS Properties New Launches 2026
AHS Properties' most recent residential launch is Casa AHS, an ultra-private collection of 32 residences on the Dubai Water Canal introduced in May 2025 with a reported development value of USD 750 million. No new residential launch has been publicly confirmed for 2026 as of this writing; the developer's most visible 2026 milestone to date is the full pre-launch reservation of AHS Tower, its first commercial project on Sheikh Zayed Road, which had generated more than USD 700 million in revenue by February 2026. Buyers can register interest directly with AHS Properties' sales center for early access ahead of the next off-plan release.

AHS Properties villas for sale span two collections: standalone waterfront villas — Sun Rays, Serene, Azalea and Searenity on Palm Jumeirah, and Amara in Emirates Hills — and multi-bedroom Sky Villas within the Casa Canal and Casa AHS towers. On the apartment side, the portfolio is concentrated in penthouses, Sky Mansions and Sky Palaces rather than standard studio-to-3-bedroom apartments: Casa Canal's Sky Villas range from 6,665 to 10,400 sq ft, while its Sky Palaces reach up to 26,650 sq ft. Interiors are frequently developed with luxury partners — Casa Canal's residences were designed with Fendi Casa — giving select units branded-residence status. Unit counts stay intentionally small, with Casa AHS limited to just 32 residences, reinforcing the brand's boutique, low-density positioning.

About AHS Properties
AHS Properties is a Dubai-based ultra-luxury real estate developer founded in 2021 by Emirati entrepreneur Abbas Sajwani. The company began by acquiring, renovating and reselling bespoke villas on Palm Jumeirah and in Emirates Hills, including a combined USD 75 million sale of three Palm Jumeirah villas in its first year. It later moved into ground-up development, launching its debut project, One Canal, on the Dubai Water Canal in 2022 in partnership with Fendi Casa.
