Aldar structures its off-plan releases around flexible, construction-linked payment plans and a steady cadence of new-launch activity across its three markets, giving buyers a clear view of entry cost, staged payments and delivery timing before they commit.
Payment Plans & Prices
Aldar's payment plans are typically structured as 60/40 or 70/30 splits between the construction period and handover, with a 5% booking fee on most Dubai launches. At Athlon in Dubailand, 3-4 bedroom townhouses start from AED 2.8 million on a 60/40 plan (5% on booking, 55% during construction, 40% on handover), while the community's premium villa collection runs on a 70/30 structure. At Haven, also in Dubailand, Park Haven townhouses and Serene villas start from AED 2.5 million under a 60/40 plan, while the higher-specification Elite Haven villas use a 70/30 split. On Yas Island in Abu Dhabi, Waldorf Astoria Residences launched from AED 3.8 million on a 60/40 plan, and Nobu Residences on Saadiyat Island starts from AED 4.1 million on a 70/30 plan. Buyers purchasing an Aldar unit priced from AED 2 million upward may also qualify for the UAE's Golden Visa, and Dubai purchases carry the standard 4% DLD registration fee on top of the unit price.
Aldar Properties New Launches 2026
Aldar entered 2026 with an active launch pipeline across all three of its markets. In Abu Dhabi, the developer released the first phase of Yas Park Place on North Yas in April 2026, overlooking Yas Central Park, selling 80% of the released units and recording more than AED 800 million in sales. The Wilds Residences in Dubai and Baccarat Residences on Saadiyat Island both launched in Q1 2026, contributing to a development backlog of AED 71.7-72.1 billion depending on the reporting quarter. In February 2026, Aldar and Dubai Holding expanded their joint venture by AED 38 billion to deliver almost 14,000 additional homes across two new Dubai plots: a family-oriented community on the D54 corridor opposite Nad Al Sheba, targeted for launch later in 2026, and an ultra-luxury waterfront development on Palm Jebel Ali, expected to launch for sale in 2027. In Abu Dhabi, the upcoming Fahid Island masterplan — an 11km-coastline development with a gross development value of AED 26 billion — represents Aldar's largest single project on the horizon.

At Athlon, buyers can choose 3-4 bedroom townhouses (2,277-3,105 sq ft) or 3-6 bedroom premium villas (up to 8,769 sq ft), all built around the community's wellness-and-fitness concept. At Haven, the range covers 3-4 bedroom Park Haven townhouses, 3-5 bedroom Serene villas and 4-6 bedroom Elite Haven villas, with sizes from 2,286 to 9,190 sq ft.
