Dubai Properties Off-Plan Projects: Prices, Payment Plans & New Launches
Payment Plans & Prices
Dubai Properties structures its off-plan payment plans around construction-linked instalments rather than a single fixed schedule. The current release, La Tilia at Villanova, runs on a 60/40 Dubai Properties payment plan: 10% on booking, 50% spread across construction milestones, and the remaining 40% due on handover in Q3 2028. Earlier Villanova and Mudon phases followed a comparable structure, with down payments as low as 10% of the purchase price and the balance split between the construction period and post-handover instalments.
Dubai Properties New Launches 2026
The developer's newest launch is La Tilia at Villanova, the final residential phase of the master-planned Villanova community in Dubailand. It follows the sell-out of the preceding Mudon Al Ranim phases (4, 5 and 7), which closed out ahead of this release. La Tilia adds 3- and 4-bedroom townhouses in G+1 and G+2 configurations, positioning it as the current focal point among Dubai Properties new launches for buyers tracking the developer's off-plan pipeline in Dubailand.
Property Types
Dubai Properties' for-sale portfolio is built primarily around townhouses and apartments rather than detached villas. Villanova, Mudon and Serena offer 3- and 4-bedroom townhouses with private gardens and G+1/G+2 layouts, while JBR, Business Bay and Business Bay Marina concentrate the developer's apartment stock, spanning studios through larger multi-bedroom units in a mid- and high-rise format. Floor plans across the current Villanova release span roughly 2,354 to 3,158 sq ft, with open-plan living areas and, in the 4-bedroom units, double-height ceilings.

About Dubai Properties
Dubai Properties began operations in 2002 as Estithmaar Realty, with a single debut project: Jumeirah Beach Residence (JBR), acclaimed at the time as the world's largest single-phase residential project. In 2005 the company became part of Dubai Holding, the diversified group established in 2004 that today operates across 13 countries and 10 sectors, folding Dubai Properties into a wider real estate platform alongside Nakheel and Meraas under the Dubai Holding Real Estate umbrella.
Today, Dubai Properties' portfolio spans some of Dubai's most established addresses, including Jumeirah Beach Residence and Business Bay together with Business Bay Marina, Jaddaf Waterfront, and a cluster of master communities across Dubailand — Villanova, Serena, Mudon and Remraam — alongside standalone developments such as Bellevue Towers, Manazel Al Khor, Dubai Wharf and The Villa.
The company is led by Chief Executive Officer Khalid Al Malik, who also holds Managing Director responsibilities across Dubai Holding's broader real estate portfolio, including its land bank and international real estate investments. With over two decades of continuous delivery in Dubai's residential market, Dubai Properties remains one of the emirate's established master developers, distinct in scale from newer entrants that have launched in the past five to ten years.

Investment Advantages
Established Master-Developer Track Record
Dubai Properties has been delivering residential communities in Dubai since 2002, longer than most privately-owned developers active in the market today. Its debut project, JBR, remains one of the city’s most recognised beachfront addresses more than two decades on, and its position within Dubai Holding — alongside Nakheel and Meraas — adds a layer of institutional backing that end-users and investors weigh when assessing developer risk.
Family-Focused Communities With Resale Demand
Villanova, Mudon and Serena were built specifically around family living — gated layouts, schools, parks and low-rise townhouses — and recent phases in Mudon Al Ranim sold out ahead of the current Villanova release, pointing to sustained resale and end-user demand in this segment of Dubailand.
Prime Urban Addresses With Rental Demand
JBR and Business Bay sit among Dubai’s most actively rented districts. Business Bay apartments are currently quoted at gross rental yields in roughly the 6-8% range by multiple market trackers, reflecting steady corporate and professional tenant demand tied to its proximity to Downtown Dubai and DIFC; these figures are market-level context rather than Dubai Properties-specific data (see verification list).
Flexible Payment Plans and Golden Visa Eligibility
The 60/40 construction-linked plan on La Tilia keeps upfront cash requirements to a 10% booking payment, with the balance staged through construction and handover. Off-plan and ready purchases from AED 2 million also meet the minimum threshold for the UAE’s 10-year Golden Visa, a consideration relevant to several Dubai Properties price points across its Business Bay and Dubailand portfolio.
Key Areas by Dubai Properties
Dubai Properties' footprint concentrates around a small number of well-established Dubai districts rather than a wide spread of newer master-plan zones. Jumeirah Beach Residence (JBR) remains its flagship: a beachfront strip of residential towers along The Walk, mixing sea-view apartments with retail, dining and hotel frontage. Business Bay and Business Bay Marina form the developer's central-Dubai cluster, positioned along the Dubai Water Canal within reach of Downtown Dubai and Sheikh Zayed Road, and dominated by mid- and high-rise apartment stock aimed at professional tenants and investors.
Inland, Dubailand hosts the bulk of Dubai Properties' family-housing communities. Villanova and Mudon offer Mediterranean- and contemporary-style townhouses respectively, both structured as gated, amenity-led neighbourhoods with schools, retail and sports facilities; Serena adds a similar low-rise townhouse offering in the same corridor along Emirates Road. Remraam, also in Dubailand, rounds out the developer's affordable-to-mid-market apartment stock. Jaddaf Waterfront, closer to the historic Dubai Creek, completes the portfolio with a mixed residential and cultural setting distinct from the beachfront or inland-family positioning of the developer's other communities.
