Azizi Developments Off-Plan Projects: Prices, Payment Plans & New Launches
Payment Plans & Prices
Azizi Developments payment plans are structured around construction-linked instalments, with common splits of 10/40/50, 20/30/50 and 40/60, plus post-handover options on select launches; several current phases are marketed with a 1% monthly payment plan, and reservation typically requires a 3% booking fee. Starting prices vary by community and launch phase: recent studio and one-bedroom releases in Al Jaddaf and City of Arabia (Azizi Milan) start from roughly AED 560,000–720,000, while Studio City and Jebel Ali launches start from around AED 514,000–564,000. Ready and near-handover units in established communities such as Azizi Riviera and Mina by Azizi on Palm Jumeirah command higher price points, with beachfront towers from AED 720,000 and Palm Jumeirah apartments from around AED 2.2 million. Exact pricing, DLD fees and available payment plans differ by building and should be confirmed against the current sales offering.
Azizi Developments New Launches 2026
Azizi Developments continues to release new towers in phases across its master communities rather than as single mega-launches, keeping several projects active at once. The current pipeline includes new buildings in Al Jaddaf (Azizi Jaddaf Beach Oasis), Jebel Ali and City of Arabia (Azizi Milan), with delivery dates staggered between 2026 and 2028, alongside ongoing releases within the flagship Azizi Riviera and Azizi Venice communities. Azizi Venice, the developer's Dubai South master community centred on an 18-kilometre lagoon system, and Azizi Milan, its Italian-inspired expansion into Dubailand, represent the two largest active new-launch pipelines, each combining residential towers with retail, hospitality and leisure components still under construction.
Property Types
Azizi Developments' portfolio is built primarily around studios and one-, two- and three-bedroom apartments across most communities, complemented by townhouses and select villas in larger master-planned schemes such as Azizi Venice, and by higher-end penthouses in flagship towers like Mina on Palm Jumeirah. Floor plans range from compact studios suited to first-time investors up to larger family layouts with maid's rooms and balconies; unit sizes and exact sq ft specifications vary by building and are disclosed in each project's floor plan pack.

About Azizi Developments
Azizi Developments is the real estate development arm of Azizi Group, founded by Mirwais Azizi, who began building the wider group in 1989. The property development business itself launched in 2007 and is now led by CEO Farhad Azizi. The company operates a construction-driven model, keeping tight control over delivery and timelines on its core phases, and positions itself around transparency, customer centricity and staggered, multi-phase project launches rather than single mega-releases.
Azizi's Dubai portfolio spans Al Furjan, Dubai Healthcare City and Al Jaddaf, Meydan and Mohammed Bin Rashid City (home to the Azizi Riviera and Azizi Victoria communities), Dubai South (Azizi Venice), Dubailand and City of Arabia (Azizi Milan), Studio City, Dubai Sports City, Downtown Jebel Ali and Palm Jumeirah, alongside a smaller footprint of completed developments outside the UAE. The developer is also building Burj Azizi on Sheikh Zayed Road, planned as the world's second-tallest tower.
Azizi has delivered more than 45,000 homes since entering the market and reports around 150,000 additional units in various stages of construction, spanning residential towers, retail and hospitality assets across its master communities. The company has continued adding new phases through 2025 and 2026, with active construction milestones reported at Azizi Venice, Azizi Riviera and other flagship sites.

Investment Advantages: Is Azizi Developments a Good Investment?
Rental Yield & Demand
Azizi communities in Al Furjan and MBR City are reported to deliver rental yields in the 6–8% range, with select Riviera stock reaching up to around 7,5%, supported by steady tenant demand from nearby business districts.
Freehold Ownership & Golden Visa Eligibility
Foreign buyers can hold 100% freehold title in Azizi’s designated Dubai communities, and units priced at AED 2 million or above can qualify for the UAE’s long-term Golden Visa.
Flexible, Construction-Linked Payment Plans
Staged plans such as 10/40/50, 20/30/50 and 1% monthly options reduce upfront cash requirements and align payments with each project’s construction milestones.
Growth Corridors & Master-Planned Scale
Large-scale communities such as Azizi Venice in Dubai South and Azizi Milan in Dubailand give early buyers exposure to emerging growth corridors backed by significant infrastructure investment.
Key Areas by Azizi Developments
Azizi Developments' single largest footprint sits within Meydan and Mohammed Bin Rashid City, where the Azizi Riviera community stretches across dozens of mid-rise buildings around a man-made lagoon, complemented by the neighbouring Azizi Victoria development. In Dubai South, Azizi Venice is being built around an 18-kilometre lagoon system and a 700-metre retail boulevard, positioning the community close to Al Maktoum International Airport and Expo City Dubai. Azizi Milan extends the developer's reach into Dubailand and City of Arabia with a European-inspired residential district aimed at buyers seeking lower entry prices than central Dubai. Established communities round out the portfolio: Al Furjan offers metro-linked, family-oriented apartments near Ibn Battuta Mall; Al Jaddaf and Dubai Healthcare City combine creek-facing towers with proximity to Downtown Dubai; Studio City and Dubai Sports City serve the media, entertainment and sports precincts along Sheikh Mohammed Bin Zayed Road; Downtown Jebel Ali sits close to the port and the Expo 2020 site; and Mina by Azizi on Palm Jumeirah remains the developer's signature beachfront address.
