About Aida Muscat
Developed by Dar Global in partnership with Omran Group, Oman’s state tourism arm, Aida is a USD 1.6 billion master-planned development spanning 3.5 million square metres in Yiti, 20 minutes south-east of Downtown Muscat. The community encompasses 3,500 residences—Trump Cliff Villas, Trump Golf Villas, Great Escape apartments and Marriott Residences—alongside a 140-key Trump International Hotel and an 18-hole championship golf course.
Aida is priced at a premium to central Muscat’s ITC market while remaining three to five times more affordable than comparable branded residences in Dubai Marina or Palm Jumeirah. Units span 75 to 1,500 sqm across apartments, villas and oceanfront mansions. Muscat International Airport is within 25 minutes and Downtown Muscat within 20, making Aida equally suited to owner-occupiers, investors and second-home buyers from the GCC, Europe and Asia.

What Makes Aida Muscat Special
Residents at Aida wake to sweeping views of the Gulf of Oman from terraces perched 130 metres above sandy coves and rocky cliffs—a landscape that recalls the Algarve or Mykonos more than anywhere else in the Gulf. Mornings bring a round on the Trump International Golf Club’s cliff-edge fairways or a trail run through natural wadis. Evenings settle into the Trump Clubhouse dining terraces, with Nikki Beach Resort glowing on the coast below. The community draws Omani families, European professionals and golf enthusiasts into a setting that prioritises nature, calm and privacy.
For practical-minded buyers, Aida delivers as much as it does aesthetically. British School Muscat and Muscat International School are both within 10 minutes, while Burjeel Hospital and Badr Al Samaa are under 20 minutes away. The on-site retail plaza and Trump Clubhouse cover daily needs, and Mall of Oman is 15 minutes north. Rental yields reach 6–8% for apartments, rising to 9% during the winter golf season, per Knight Frank, with capital appreciation of 8–10% annually projected through 2028, per CBRE.

Infrastructure and Everyday Life in Aida Muscat
Aida is designed as a self-sufficient resort community with leisure, retail, dining, healthcare and community infrastructure delivered alongside residential phases, reducing reliance on Muscat's wider urban grid from day one.
Things to Do
The Trump International Golf Club Oman anchors daily life—an 18-hole cliff-edge championship course with a members-only clubhouse, golf academy and dining. Beyond the fairways, hiking trails and mountain bike paths traverse the wadi terrain, while a clifftop promenade and viewing decks offer quieter pursuits. Nikki Beach Resort, five kilometres north, adds beachfront pool and club access.
Education
No schools operate inside Aida, though proximity to Muscat’s international campuses is strong. British School Muscat—Oman’s only not-for-profit British school, serving ages three to 18—and Muscat International School by Amity (British curriculum) are both within 10 minutes. Sultan’s School in Medinat Qaboos, offering a bilingual IB programme from early childhood to pre-university, is within 20 minutes.
Healthcare
On-site medical facilities are planned within Aida’s master programme. Burjeel Hospital and Badr Al Samaa Hospital in Al Khoud—offering general practice, dental and diagnostic services—are both under 20 minutes from the development. The Royal Hospital, one of Oman’s largest government medical centres, is reachable within 25 minutes via the coastal highway.
Where to Dine Out
The Trump International Golf Club Clubhouse is Aida’s primary dining venue, with gourmet dining and a social calendar for residents and club members. The Cliff Hanging Night Club, planned within the Trump International Hotel, will add a further entertainment dimension upon opening. Shangri-La Barr Al Jissah, 10 minutes away, operates Al Tanoor for Omani cuisine and Bait Al Bahr for seafood.
Best Places for Shopping
Aida’s on-site retail plaza will accommodate boutiques and a supermarket upon completion, covering daily needs within the gated community. Mall of Oman in Seeb—Oman’s largest covered mall—and Muscat City Centre in Qurum are both 15 minutes away. Al Mouj Marina, five kilometres north, offers over 100 dining and retail units in a walkable waterfront setting.
