Wadi Al Safa 4 Real Estate: Prices, Payment Plans & Property Types
Prices & Payment Plans in Wadi Al Safa 4
Wadi Al Safa 4 property prices start well below prime Dubai, though new Ghaf Woods launches trade roughly 20-60% above the wider Wadi Al Safa median price per sq ft, a premium for the Majid Al Futtaim brand and the forest masterplan. The standard Wadi Al Safa 4 payment plan is 60/40: about 10% on booking, 50% in construction-linked instalments and 40% on handover. Some releases use a 50/50 split or eight staged instalments, so check the schedule for the exact unit. Buyers also pay the 4% Dubai Land Department fee on registration.
New Launches in Wadi Al Safa 4 2026
The newest Wadi Al Safa 4 launches are the later Ghaf Woods phases. Capria, the third phase, introduced a wellness-led collection with spa-style pools, wellness gardens and an exclusive clubhouse, and is now sold as Capria East and Capria West with handover guided for 2029. Distrikt adds four towers around a landscaped podium of retail and farm-to-table dining, while Maravelle Residences brings the first standalone forest villas to the community. Pricing moves with each release wave, so earlier buyers secure lower rates.
Apartments, Villas & Townhouses in Wadi Al Safa 4
Apartments for sale in Wadi Al Safa 4 make up most of the stock. Serra offers one-bedroom units from 675 sq ft and three-bedroom layouts up to 2,653 sq ft, whilst Distrikt adds three-bedroom duplexes of 3,552 sq ft. Villas for sale are limited to Maravelle Residences, with two- to four-bedroom garden villas and duplexes from around 2,250 sq ft to 5,539 sq ft. Townhouses are far less common than apartments here. Interiors come in two finish palettes per cluster, such as Radiance and Twilight at Capria.

About Wadi Al Safa 4
Wadi Al Safa 4 is a freehold district of Dubailand in central Dubai, set between Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611). Its anchor is Ghaf Woods, a Majid Al Futtaim master community launched on 5 June 2024 across 738,000 sq m and planned for more than 7,000 homes. Cityland Mall and Global Village sit alongside it, while the wider Wadi Al Safa area runs from Majan in Wadi Al Safa 3 to the family villas of Wadi Al Safa 5.
Ghaf Woods is built around a planted forest rather than a golf course or lagoon. Majid Al Futtaim targets about 30,000 trees and 350,000 shrubs at full build-out and says the canopy will keep streets up to 5°C cooler. Eight kilometres of walking trails and a 3.5-kilometre biking loop thread through the clusters, alongside forest-edge pools, wellness gardens and a yoga pavilion. Internal circulation favours pedestrians over cars, so daily life runs at a calmer pace than most of Dubailand.
Entry prices sit well below prime Dubai. The wider Wadi Al Safa district trades around 30% under Dubai Marina and roughly 50% under Downtown Dubai on median price per sq ft, whilst direct links to E311 and E611 put both centres within about 20-25 minutes. That mix draws international investors, first-time buyers and families, with projected gross rental yields of 6-8% and handovers staged from late 2027 to 2029.

Why Invest in Wadi Al Safa 4
Price Growth and Market Activity
Median price per sq ft across the wider Wadi Al Safa district rose 13.2% year-on-year in the 12 months to July 2026 on Dubai Land Department data. Wadi Al Safa 4 itself recorded 696 off-plan sales worth AED 2.9 billion and 677 resale transactions worth AED 2 billion in the first seven months of 2026, a liquid market on both the primary and secondary side.
Infrastructure and Demand Drivers
Global Village reopened on 14 October 2026 beside the district, and Cityland Mall brings more than 350 outlets, a Carrefour hypermarket and VOX Cinemas to its doorstep. Inside Ghaf Woods, Distrikt adds retail and farm-to-table dining, with a school planned within the community. Al Maktoum International Airport, 25 minutes away, anchors the wider growth corridor.
Capital Appreciation and Rental Income
Cash outlay at booking is limited to about 10%, with 50% staged through construction and 40% due on handover, so investors hold the asset through the build before rental income begins. Entry-level one-bedroom apartments suit resale at handover, while larger units and forest villas appeal to end-users and long-term landlords.
