About Jumeirah
Jumeirah is one of Dubai’s most established and recognisable residential districts, stretching along the Arabian Gulf coastline between Al Wasl and Umm Suqeim. The area is divided into several sub-districts, including Jumeirah 1, 2 and 3, and forms part of Dubai’s original urban core. Unlike master-planned developments, Jumeirah is a mature, organically developed district characterised by standalone villas, boutique low-rise buildings and limited mixed-use projects. This results in a less standardised but more spatially generous residential environment compared to newer high-density areas.
A defining feature of Jumeirah is coastal land scarcity combined with central positioning. The district offers direct or near-direct access to the beach while remaining within close proximity to Downtown Dubai, DIFC and Business Bay. As a result, supply is structurally constrained, with most new development occurring through plot-level redevelopment rather than large-scale expansion. Dubai’s residential market continued to show strong performance through 2025–2026, with over 200,000 annual transactions and price growth in the range of 10–15% year-on-year, particularly in villa and prime segments. Coastal districts such as Jumeirah have benefited from this trend due to limited supply, high end-user demand and strong international interest.
