H&H Development structures nearly all of its off-plan launches around a 10% booking deposit, with the balance split between construction-linked installments and a payment due on handover — typically a 10/40/50 or 10/30/60 schedule depending on the project. At Eden House The Park on the Dubai Water Canal, studios start from AED 3.2 million on a 10/30/60 plan. At Eden House Za'abeel in DIFC, one-bedroom apartments start from AED 4.95 million on a 10/40/50 structure. Villa pricing at Eden Hills, beside Dubai Hills Estate, starts from AED 18 million on a comparable 10/40/50 plan, while branded residences at Four Seasons Private Residences DIFC start from AED 33.7 million. As with all Dubai off-plan purchases, buyers should budget for the 4% DLD transfer fee in addition to the developer's payment schedule.
H&H Development New Launches in 2026
H&H Development's most recent launch is Rosewood Residences in Jumeirah 2, with sales opening in August 2026 and apartments spanning one to five bedrooms from AED 32.8 million — an expression-of-interest opportunity to secure allocation ahead of general release. Nearby, Peninsula Dubai Residences in Jumeirah is progressing through its early construction phase, with masterplan infrastructure works underway on the waterfront site. Dubai Harbour Residences (Area 3) rounds out the current new-launch line-up, with one- to four-bedroom apartments starting from AED 3.9 million and handover targeted for 2028.

H&H Development's residential range splits into two distinct products. Its apartment collections — at Eden House Za'abeel, Eden House The Park and Four Seasons Private Residences DIFC — span studios through four-bedroom layouts, plus a small number of signature penthouses with wrap-around terraces. Its villa collections — Eden Hills and Eden House Dubai Hills, both beside Dubai Hills Estate — are limited to five- and six-bedroom estate homes with private pools, staff quarters and, in Eden Hills, a small release of serviced plots for bespoke builds. Unit sizes range from roughly 830 sq ft for a one-bedroom apartment to over 24,000 sq ft for the largest Eden Hills villa plot.

About H&H Development
H&H Development, registered with the Dubai Land Department as Developer No. 1751, was founded in 2007 by Shahab Lutfi and Mohamed Al Hussaini under the motto "Development is Creation." Rather than operating as a pure developer, H&H runs an integrated real estate business spanning development, property management and leasing, facilities management, interior design and procurement, working alongside its sister investment company, Bright Start, to manage assets through their full lifecycle.
