The architecture expresses continuity through fluid forms: cantilevered balconies with illuminated gold-edged profiles, open terraces that allow cross ventilation, and curved surfaces that maintain a seamless relationship with the surrounding coastline. Interior spaces are furnished with pieces from B& B Italia, Arflex, Bocci, Gessi, Antonio Lupi, and Vincent Mazenauer — brands selected to align with the building’s ethos of material restraint and enduring quality. Penthouse residences on the 11th and 12th floors feature double-height living rooms, private sky terraces, and dedicated pool decks overlooking the sea.

Lifestyle and Comfort

The amenity programme covers three levels: a ground-floor social zone with the Greenhouse Café, Misting Majlis, social pavilion, outdoor gym, and pool typologies including an endless lap pool, aqua gym, and children’s pool; a mid-level wellness centre with a full spa, infrared sauna, steam room, cryotherapy chamber, hyperbaric oxygen chamber, and red light therapy suite; and a rooftop deck with an infinity pool, sun beds, and sea-facing loungers. Core services include 24/7 security, bellboy, valet, and concierge. À la carte services extend to chauffeur-driven Rolls-Royce transfers, private boating, in-home massage, and health consultations.

Smart and Sustainable Living

All residences are fully AI-enabled: the system controls lighting, temperature, and energy consumption based on resident behaviour and preference. Access uses biometric facial recognition; a smart robot delivery service handles groceries and parcels directly to each residence. The development targets 90% waste segregation and landfill diversion, operates on-site composting, and runs a resident reward programme — every eco-action earns points redeemable against real rewards. A centralised system delivers hydrogenated, ionised, organically mineralised alkaline water to each tap, eliminating bottled water. The Airocide and S.A.H.U. dual system eliminates VOCs, allergens, and bacteria across all residences and common areas.
